PEA Member John W. King, Keller Williams Realty is Blogging about UNreal Estate in the Bay Area

PEA member John W. King, Keller Williams Realty has recently started blogging (with the help of Neal Coogler and Melanie Maxwell of All About Business Services)! He already has two great posts up on his blog, UNreal Estate Blog.

A California Property Tax Reminder from John W. King, Keller Williams Realty

PEA member John W. King, Keller Williams Realty wanted to send everyone this quick reminder!

This is just a gentle reminder that today, Monday, December 10th is date that the 1st installment of property taxes are due for fiscal year 2012-2013 for California property owners, before they become deliquent and you incur a 10% penalty.  You need to have your payment postmarked today.  As an option, you can go directly to the assessor’s website to pay your bill online but you might incur a processing fee depending on how your payment is made.

Other Awards from the 2012 Anniversary Meeting

Besides the prestigious Craig Calkins Executive of the Year Award (presented this year to Karen Bowne, Sheraton Palo Alto), PEA hands out many other awards at the annual Anniversary meeting. Here are some highlights of this year’s awards!

February Success Stories Round-up!

  • Dan Ingerman, Wemorph is excited to be completing a 3D display for the University Art in Palo Alto with a design by Harrington Design.
  • Erik Jacobsen, Threestory Studio got dremel bits he needed from Larry Hassett, Hardware Stores.  He also says that he got a project from a law firm that is just the kind he is looking for.
  • Mike Feller, Innovative Sales & Leasing commented that the Sheraton always does a great job for the various events he has attended there, which included an event the previous Sunday.
  • Dr. Chuck Fulanovich, Palo Alto Chiropractic thanked Fawni Hill, Larick Alan Hill, Mike FoxA&A Plumbing for their help during the renovations at his office building for the new tenant.
  • Julie Fukuhara, Stern Mortgage said that the transmission on her car went out and she had the car towed to Larry’s Autoworks.  They got to work right away and found her a new transmission at a considerable savings compared to the dealer.  She loves having someone she trusts to do the work.
  • Laurie Moore, Larry’s AutoWorks announced that Monday, February 13th is their 40th shop anniversary.
  • John King, Keller-Williams Realty says that the housing market is picking up.  A recent listing just got 16 offers.
  • Rick Rosensweig, Morgan Stanley is a proud father.  His daughter, Colt, has a book being published on March 1 about Newt Loken, known as the father of Michigan men’s gymnastics.  He was an outstanding coach and storyteller.  It is available in print or as an eBook from Huron River Press or selected independent booksellers.
  • Richard Phillips, Advantage Career Solutions says that he sees signs of economic improvement.  One of his clients just signed a job offer as a recruiter for a headhunting firm.
  • Werner Rogmans, Stanford Floral Design announced that his business is up 40%, thanks in part to PEA.
  • Dr. Leta Zwiebel, Psychologist had a can of Rustoleom explode in her garage, spattering her husband’s car.  They thought the car would need to be repainted and took it to Scott Yeaman, Yeaman Autobody. Scott’s crew was able to get the car cleaned up for only $150, no repainting needed.
  • Bobbie Fakkema, Events, Etc… thanked Darnel Rogan, Saber Roofing, saying that she had them install a wire grating over her gutter to help keep out leaves and debris.
  • Robin Azevedo, McRoskey Mattress Company thanked Duane Asbra, Pro-Staff Painting for the paint job in her store.  She also showed a photo of a McRoskey bed beautifully decorated by Fawni Hill, Larick Alan Hill.  They have an upcoming program on how to make a well-made bed.

Marketing Without the Internet: Tips and Tricks from PEA

Besides sharing information on services, tips, advice, etc. from each business, PEA also spends one meeting a quarter focused on special programs, including discussions on marketing, panels of members sharing their expertise, and tips on how to become a green business.  Back in July, the Program Committee planned a special program designed to give everyone a few new marketing ideas the old-fashioned way rather than through Internet marketing.  This was an opportunity to hear ideas for getting new customers or keeping existing ones that work for other businesses.

Here are a few of the ideas mentioned at the meeting:

  • Laurie Moore, Larry’s AutoWorks said that they use license plate frames, recyclable bags, post it notes, a monthly newsletter and they ask their satisfied customers to give them referrals.  Larry MooreLarry’s Autoworks added that they pre-book service appointments and give both reminder and follow-up calls.  They use line ads in the yellow pages that focus on what they do, not their name.
  • Bobbie Fakkema, Events, Etc… invites clients to a tasting at her warehouse once a year.  They are encouraged to bring a guest with them.
  • Mike Clark, Michael J. Clark, CPA makes completing your tax returns as easy as possible.  They are already stamped and only need to be signed and mailed with a check.
  • Rick Rosensweig, Morgan Stanley runs events where he invites outside speakers.  He also sends out a newsletter.
  • Rolf Kruger, Flicker, Kerin, Kruger & Bissada belongs to professional associations and works to make sure his clients have a positive experience.
  • Sam Harding, Retirement Administration supports local organizations like the Obon Festival, especially when there is a connection with one of his clients.
  • John Sylvester, SST Insurance Brokers has learned not to assume that his clients already know about all of his services.
  • Shawn McMillan, Connoisseur Coffee has signs for his clients to display reading “Proudly serving Connoisseur Coffee.”  They give open houses and donate coffee to community events.
  • Don Miller, Honorary Member said that when he was a practicing dentist, he called patients at night to check on them after a procedure.
  • Larry Hassett, Hardware Stores sponsors community events like the Rock the Block event in Half Moon Bay and belongs to service clubs.
  • Konrad Thaler, Smilin Dogs makes sure that every sense is addressed when you walk into Smilin Dogs:  it smells clean, the floor looks clean, the atmosphere is friendly, and there are photos of client dogs having fun to spark the human clients’ imaginations.
  • Cheri Jackson, Older Adult Care Management says they have a celebrity spokesperson, Willie Mays’ wife.
  • Julie Fukuhara, Stern Mortgage has a by-invitation special networking event for professionals in related fields.  Each participant receives a roster with contact information for all participants for the day.
  • Randy Mills, Pioneer Services uses his van as a mobile billboard.
  • Fawni Hill, Larick Alan Hill uses job signs and sends postcards to clients with photos of recent projects.
  • John King, Keller-Williams Realty puts up signs at every property and gives out pens, key chains, and water bottles.  He uses a direct mail campaign and has been a Little League team sponsor.
  • Kaye Sharbrough, Senior Seasons does speaking engagements, belongs to professional groups, and attends senior fairs.  She gives out personal information organizers with her business name.
  • Tom Brown, All Reasons Moving has the company name on trucks, uses direct mail, gives their business name to realtors, and sends out Christmas cards.
  • Jon Maystrik, Arborwell Professional Tree Management says that Arborwell has a marketing manager and takes marketing very seriously.  They do it all: run ads, go to trade shows, golf tournaments, send thank you cards, and have a direct mail campaign.  Their white trucks with company logo are washed every week, and they have sponsorships and practice philanthropy.
  • Scott Foster, Cassidy Turley BT Commercial tells everyone what he does, including when he coaches water polo.

Congratulations John King, Keller-Williams Realty for being named one of the top 20 agents!

John King, Keller-Williams Realty was once again among the Keller-Williams top producing agents!  From John:

“In the recent Keller-Williams Out Front Magazine, I was named as one of the top 20 agents nationwide out of 85,000 Keller-Williams agents.  I came in at #19 and I appreciate the trust my clients have given me to assist them with their home selling and purchases.”

John also told PEA members that the he sold 14 homes for the #19 spot, contrasted with the #17 guy in Arizona who had to sell 135 homes to beat John.

September Success Stories Round-up!

PEA had another great month!  Stay tuned for next month’s Success Stories Round-up!
  • Judy Johnson, Unexpected Treasures thanked Jon Maystrik, Arborwell Professional Tree Management and the crew for the great clean up job at her house.  She also thanked everyone who came to her estate sale in Woodside.
  • Georgie Gleim, Gleim the Jeweler thanked Mike Feller, Innovative Sales & Leasing for the new (to her) car for her niece.  She needed a good mileage commute car and is very happy with what Mike found for her.
  • Erik Jacobsen, Threestory Studio said that his neighbors liked the paint job that Duane Asbra, Pro-Staff Painting did at his house so much that they are hiring them to paint theirs.
  • Laurie Moore, Larry’s AutoWorks thanked Dave O’Neal, Comtech Computing for his help getting them back online after a server change.
  • Kim Tucker, All Reasons Moving announced that they are now certified California movers.  This is a new program and they are one of the first to become certified.
  • Jon Maystrik, Arborwell Professional Tree Management says that the day before Labor Day he turned his car over to Mike Feller, Innovative Sales & Leasing to sell.  By the day after Labor Day, he already had a buyer.  Mike has lists of buyers looking for specific kinds of vehicles and may be able to easily match you up.
  • Bobbie Fakkema, Events, Etc… says that she is seeing some more corporate events.  She did an event for 3,000 people for Tesla last weekend.
  • Carol Garsten, Nature Gallery was back last week from a buying trip.  She has returned with a large dinosaur bone from the Badlands and a butterfly-shaped table made from geodes.
  • Sue Ballew, Skytrekker Aviation took her car to Scott Yeaman, Yeaman Autobody for some body work.  She was very happy about the body work but even happier that he polished her headlights.  She didn’t know what she was missing.
  • Albert Ong, Ambassador Services got a new contract to maintain some awnings at Stanford University.
  • John King, Keller-Williams Realty has been handling a rental property belonging to Dr. Al Butner, Honorary Member. Preparing the property for new renters involved PEA members Duane Asbra, Pro-Staff Painting, Gary Rudolph, Rudolph’s Interiors, Curtis Lane, Lane Cleaning Services, and Susan Hamilton, VTF Services and it is already leased.

Where are Loan Rates? with Julie Fukuhara of Stern Mortgage

Julie Fukuhara, Stern Mortgage gave an overview of the current state of affairs in the loan market.  She likes to use Fannie Mae Japanese candlesticks charts to examine trends over time.  High rates on the Japanese candlesticks chart mean lower interest rates on loans.  Julie showed a chart that ranged from September of 2009 to the present.  While there was a big rise peaking around November of 2010, the current peak is the highest is the time period.  Julie says that the current interest rates are so low that she considers them rock bottom.

This is a big motivation for a lot of people apply for a loan or to refinance an existing loan.  Lenders continue to be very cautious in giving loans, although they do want to make loans to qualified borrowers.

A sobering note in this is the rate of foreclosures.  Julie showed a series of area maps with homes in foreclosure marked as red dots.  Here are some of the numbers:  Tampa, FL – 1 in 20 homes in foreclosure.  Sacramento, CA  – 1 in 19.  Bakersfield, CA  – 1 in 17.  Vallejo, CA – 1 in 16 (at these kinds of rates, red dots are beginning to resemble clusters of grapes).  Orlando, FL – 1 in 15.  Stockton, CA, Riverside, CA, and Phoenix, AZ  – 1 in 14.  Saddest of all is Las Vegas, NV with a foreclosure rate of 1 in 9.  These are some of the hardest hit areas; the overall foreclosure rate in the U.S. is 1 in 46.  To add to the picture, Julie showed a list of major U.S. lenders who have gone out of business since late 2006 – a staggering total of 387.

To add to the problem, the current trend is for appraised home values to be too low.  This is due to using short sales and foreclosures as comparison home prices.  Julie noted that short sales and foreclosures are not used when assessing a home’s value for tax purposes.

Some foreclosures are coming from individuals who are not out of work or in some other financial crisis.  These are people who see walking away from the loan as a valid response to a home that was purchased around the home value peak and is now deeply underwater.  Angelo Izzo, California Business Opportunities noted that loan modifications would help this situation but most requests for loan modifications are turned down.

Julie says that there is some talk in the industry about altering state law to try and regulate a fair market value for homes.  This is difficult partly due to the emotional component in pricing.  This is also why the appraised value may be much lower than the open market price.

On the improvement side, Julie reports that self-employed borrowers may now supply only one year of tax returns.  Landlords who have owned rental property for at least two years may now report rental income.  Asset statements are only required for a one-month period.  This is a particular boon because lenders are asking for any deposit over $2,000 to be explained.  You can now refinance a house as long as it has been off the market for one day.  You may report multiple second homes.  And finally, lenders are allowing unemployment income if the job is a seasonal one.  All of these were not allowed by lenders two years ago.

As a final tip for people who have homes on the market, Julie and John King, Keller-Williams Realty brought attention to the fact that single family homes must now have carbon monoxide detectors installed.  Appraisers may have to verify their presence and the seller will have to pay for a re-appraisal if the units were not installed at the time of the first inspection to the tune of $125 to $150.
